NEWS: Leader Street Bakery Site Rezoning

The State Government has approved the Leader Street Bakery Code Amendment, paving the way for new homes in the future, while protecting neighbourhood character.

 The approval establishes a policy framework to deliver higher-density development and sets clear height limits for the site.

 The decision follows a community consultation process.

 Located at Leader Street, Forestville, the site is recognised for its urban renewal potential and its proximity to essential transport links, shops, and services. The amendment supports responsible growth in a well-connected part of Adelaide, helping to address housing needs without compromising local amenity.

 Under the new rules, residential buildings at the site are capped at four storeys, down from the previously proposed five. This adjustment follows strong community feedback during the public consultation period and aims to preserve the area’s desired character.

 Any proposal for development above four storeys will now be classified as ‘restricted’, requiring extra scrutiny and unlikely to gain approval – giving residents and businesses confidence in future planning. This strategic move shows how local voices can shape development, offering greater certainty and positive outcomes for residents and stakeholders.

 Harmony Forestville Pty Ltd led the rezoning process, undertaking investigations and consultation with key stakeholders including Adelaide Airport Limited, the Department for Infrastructure and Transport, the Environment Protection Authority, and the SA Housing Authority.

 The Code Amendment was informed by targeted studies including traffic impact assessments, heritage and interface investigations to ensure the land is appropriate for residential development.
